4. Land Acquisition Consulting Work, whether it is to inspect a site
selected by our clients for the end use contemplated for that site to
see what impact it would have, if any, for its development, and/or work
with our clients, to seek and help select the proper site for development
of their project, can be done through our real estate firm, Marquise
Group.
5. Finance Consulting Work, through our real estate
firm, Marquise Group, is a feature available for our
clients seeking either Debt and/or Equity Financing for their project,
company, and/or to satisfy their personal needs. Depending on the project’s
scope and end use, and the credit worthiness of the clients, there is
land acquisition and development financing, non-recourse financing,
as well as other creative financing means, available for the project
and the client.
6. Feasibility Studies are offered, and can be developed
in the beginning stages of your project, to determine projects costs
relating to Land Development and Building Development Cost prior to
putting large sums of money into the project.
7. Project Pro-Formas are offered, and can be developed
for our clients needing packages for presentation to lenders, investors,
equity partners, etc. reflecting N.O.I. (net operating income), R.O.R.
(rate of return on investment dollars invested), Cap Rate (capitalization
rate), etc., and/or other means to determine the best way to package
this project for maximum return.
